TAMA 38
TAMA 38 is a national outline plan for strengthening old buildings against earthquakes, which came into effect in 2005.
The plan allows for the strengthening of the building’s foundations or its demolition and the construction of a new structure that includes a balcony and a protected residential area (MDA). Through the plan, it is possible to improve the appearance of the building, add new housing units to the building, or expand the existing housing units. In addition, tenants are given the option of adding an elevator and upgrading the public space: lobby, parking lots, storage room, stroller room, and more. All of this is subject to approvals from the authorities and the guidance of appropriate professionals.
